National Real Estate News
A weak “jobs week”
Job openings fell 4% month-over-month and ADP said that private employers added just 62,000 jobs in April. The big BLS jobs report looked pretty strong on the surface (+177K jobs including gov’t posts) but there were big downward revisions to the prior months’ figures. Overall, this was a pretty underwhelming “jobs week”. [Source: BLS, ADP]

Homes for sale up big
In April 2025, total active inventory (excludes homes already under contract) rose 7.5% month-over-month (pretty normal for this time of year) and 30.6% year-over-year (!!!) to 959,251 units. That’s the highest inventory level since December 2019, but: 1) it’s still 16% below pre-pandemic levels, and 2) 32% of the listings are in Florida, Texas and California (despite only having 15% of the US population). Fed’s “pause” continues
For the third meeting in a row, the Federal Reserve voted to keep the Fed Funds Rate in the target range of 4.25%-4.50%. The last time the Fed cut rates was December 18, 2024. With the impact of Trump’s tariffs highly uncertain, the Fed is clearly more worried about a resurgence in inflation than economic growth (despite 1Q 2024 GDP of -0.3%). [Source: Federal Reserve]
